You tell me

As some of you may remember, I posted at the beginning of the summer how I was trying to sell my wicked cute little house. It is now almost November, and I've had quite a few lookers, but no takers. I'm considering the idea of renting my house out, which would allow to me to move in with my sister, but I wonder how having renters in the house might affect selling. I'm also hoping some of you are landlords and can advise me of all the things to beware of, should I decide to rent. Certainly I'll check any potential tenants out, but beyond that, what should I know before committing to the idea? Maybe it's more of a headache than I want.

    Having tenants could affect the sale of your house because if they have a lease, the new owner would buy subject to their lease. If not, and you can evict them quickly when you sell the house, it may limit who would want to rent it and could lead to less desirable tenants. Maybe look at if you need to do any improvements to make the house sell better or lower the price a bit. When we sold our first house, our realtor didn't tell us to make certain cheap improvements like refinishing floors, painting, and carpeting that made the house look so much better, and it quickly sold.   4. If I were going to rent out my house, I'd hire my realtor to handle it because she has a rental management company. My neighbors decided to rent because prices on houses hadn't yet come back up to what they paid (they have now and are higher than when I bought). The neighbors have very nice renters and are using the realtor's company. I don't know if it will affect the value of the house, but my neighborhood has a lot of rentals and it isn't dragging down prices.

  5. Love the pumpkins. If you can hold off renting your house, I would. Tenants even good ones, can be a headache. And limit your market to investors rather than people who want a home...

  6. I'm not an expert, but I think you've gotten good advice here. Having tenants in the house would make it harder for potential buyers to view it -- and you'd have no control over what state the house would be in when it was viewed -- and it would affect the closing date of the sale.

    1. That was my thought; what if the tenants didn't pick up /clean for a viewing? Agh!

  7. Are you sure your house is staged properly? Is it priced in the right range? Those are the main reasons why a house wouldn't sell, unless the market in your area is depressed at the moment. Things to look into.

    As for renting, I have no idea. At least that would help with paying two mortgages...

    1. My realtor helped me stage for the pics, but of course it can't stay that way since I live here! And according to zillow the price is right. So...who the heck knows. Maybe selling a house is like selling a book; the right person has to see it at the right time.

  8. well you just kick the renters out to the curb if you sell the cassa :) Our house took about a year or more to sell, and we live in a country where nobody buys property since we're dirt poor

  9. What in the world is that thing in the next to last picture (between Snoopy and LOVE)?

    Renters are a mixed bag. Good ones will take care of the property and provide a source of income for you until you sell. Bad ones could keep your placed trashed and 'unshowable'. Plus, you have to deal with the legalities of a lease. The deciding factor could be how much you need the rent.

  11. Bummer.... renting can be a good thing or HORRIBLE... It all depends on if you can hold out. Winter is NOT a good time to sell. Spring is much better. I'd take it off the market a few months, then put it back on in early March. That way it is FRESH again. Not sure how your market is there. Here in Chicago, that's the best time to sell and to get the most. If my deal falls through on the loft, (I have a contract, BUT the buyers are using a credit union... notorious for under appraising)I plan to take it off the market and wait until March. I may get another 20-30K if I wait. I just hope it goes through. I am SO ready to move on...

    If you decide to rent, make sure you do a background/criminal/credit check.... At the renter's cost. That is what I have to do when I rent my next place... no more buying in Chicago for me... LOl

  12. I've heard so many nightmare stories about renting. I think it takes a tough outlook to rent because a landlord can be taken advantage of if they aren't tough. I probably would not be a good landlord. If you can be tough then I'd say go for the renting.

    Selling isn't always easy either. My siblings and I sold our mother's house in Nov of 2015 to a flipper. We maybe have gotten a little less that what we had hoped for, but it wasn't bad and it was in cash. They did a remodel and now it's still on the market after a couple of price drops. They have too many newer homes on the market to compete with.

    If I had tons on money to deal with I would be interested in investing in real estate, but alas that money is not available to me so I guess I'm not going to get rich with real estate.

    1. I've heard stories, too, sadly. Maybe you want to start small with your real estate investments..you know, like with a tiny house in Maine...

  15. Great photos! As for renting, I've never wanted the responsibility of being a landlord but understand that it can be a lucrative and mutually beneficial experience. Best of luck to you!
